Our Projects

The Open Window School

The Open Window School hired CPM in early 2024 as its owner's representative for a project involving the construction of a new library and art building for its lower school students.  This project also includes reconfiguring a portion of its outdoor play area and the existing interior space to accommodate a new multipurpose room.  Construction began in June of 2025, and  the new spaces will be ready for students by the fall of 2026.

The Evergreen School

CPM joined Evergreen in early 2022 to lead their effort to create a nationally recognized Early Learning Center for preschool, pre-kindergarten, and kindergarten students.  The project broke ground in the spring of 2025 and will create a full south campus for the school.  When these students move to their new home in the fall of 2026, the vacated spaces will be remodeled to expand on the offerings of their existing programs.

Mercer Island School District

Brandy began her work with the district in 1995 and has been their Capital Projects Manager since (minus a few years she went sailing).  Work has included the extensive renovation of the high school that finished in 1997, an addition at the middle school in 2000, and the 2014 bond projects that included the first new school on the island in fifty years, Northwood Elementary, along with a partial replacement of Islander Middle School, and additions at the high school.  The work has also included every capital project the district has completed over the years, from security vestibules to turfing fields, adding modular buildings, and caring for the Mary Wayte Pool.

Progressive Animal Welfare Society (PAWS)

CPM began working with the Progressive Animal Welfare Society (PAWS) in early 2025 on a series of improvement projects at their existing Lynnwood campus. These projects aim to enhance the functionality and expand the offerings of the current facilities. One major goal is to create a multipurpose space within the existing building that will serve as a community pet food pantry, supporting animals and the families who care for them. Additional improvements focus on reimagining the layout of the shelter and upgrading the kitchen and laundry areas to better support PAWS’ dedicated volunteers and the animals they serve.

 

 

Mary Wayte Pool

Mary Wayte Pool was built in 1972 as part of the King County Forward Thrust bond initiative.  It is one of many pools throughout the county built in that era.  King County owned and operated these pools until the early 2000’s when they worked to shift ownership to various cities, parks districts, newly formed pool districts, and school districts.  Mary Wayte Pool was built on leased land from the Mercer Island School District and in 2011, the District took ownership of the building.  Since then, and through a series of grants from King County, Department of Commerce, and Cap/Tech Levy dollars from the School District, significant improvements have been made to piping, the pool bowl, HVAC systems, locker rooms, restrooms, showers, and the entry/reception area.  In 2025, with PRC approval, a Progressive Design Build project was undertaken to extend the life of the facility.  She is now 53 years old, and like a boat of that age, she will continue to need lots of love and care.  CPM has worked on these projects as the Owner’s Representative since 2013.   

The Perkins School

In early 2023, the Perkins School brought CPM on as their owner's representative to oversee the development of a modest new building on their existing campus. This project, aimed at expanding the school’s facilities to better support their students, began construction in the summer of 2025 and it set for completion in early 2026.

Spruce Street School

Spruce Street School

Spruce Street School hired CPM in 2025 to assist with the execution of the renovation of their new Forever Home in an existing building at 1314 Madison in Seattle's Capitol Hill Neighborhood. After 40 years in rented space spread across three different locations, Spruce Street will combine under one (really cool!) roof to continue to serve a broad range of K-5 students, families, and staff for decades to come. The planned renovation for their new campus includes approximately 20,000 SF interior build-out, upgrades to the first level of the below-grade parking garage, and construction of a full rooftop play area. Occupancy of the new space is planned for fall of 2028.

Seattle Girls' School

CPM started working with SGS in 2017 when they were considering the purchase of property in the Central District, just south of the Northwest African American Museum. Phase 1 was completed in 2021 and allowed the school to move from its twenty-year-rented space into its forever home. Phase 2, a new multipurpose/gym space, began construction in the spring of 2024, with completion in early 2025. The completion of phase 2 marked the first time in 23 years that SGS has been able to host a home game.

National Nordic Museum

CPM worked with the National Nordic Museum and Mithun Architects through the design process for the new shelter for their Viking ship replica “Nordic Spirit”.  Work included permitting with the City of Seattle, grant compliance, contractor selection and oversight.  Following construction of the shelter, a second project to reimagine the East Garden was undertaken with Berger Partnership and Nussbaum Group.

CPM is also currently working with the Museum, Sulis Energy, and the Department of Commerce to install a 135 kWh solar array to the existing building accompanied by the installation of a Battery Energy Storage System (BESS). Once they are commissioned the new system will not only help to condition power to the building but will also serve to provide 16+ hours of backup power to the Museum and community.

2023  Nordic Spirit Shelter & East Garden

Our Redeemer’s Lutheran Church

This project, in north Ballard, has a strong Norwegian history in the community.  It was CPM’s first church project, and was a fascinating design solution all about subtraction.  Over the years, this little building had addition after addition, creating a dark, heavy, and less than inspiring sanctuary.  SHKS Architects was masterful at removing portions of the building, connecting it to the exterior.  The added light transformed the space.  Work included the sanctuary, office spaces, the nave, a chapel, and lower-level classrooms used for preschool and rentals. Design work began in late 2019 and completed in the fall of 2021.

Vashon Island School District

CPM began work with the Vashon School District in 2017 after the defeat of a large bond. We worked with the board to determine what needed to be done and what they felt the community would support. The bond successfully passed, and we then worked to complete the long list of projects. Developing a strong group of small, on-island contractors was key to success and keeping the projects on budget. Installation of a new synthetic turf field and rubberized running track. The high school gym received numerous upgrades, including roofing, paint, lighting, graphics, gym floor sanding, and new court lines. We renovated the middle school locker rooms and the alternative high school, painted several schools, and provided new classroom furniture for all elementary and middle school students. All bond projects were completed on time, and the district had a small amount of funds remaining after completing all the projects.

Vashon Parks District - Agren Memorial Park - Field Reconstruction

Completed in 2019, CPM worked with the Vashon Park District to renovate and update the ballfield at Agren Memorial Park.  This 30-acre multiuse sports park on Vashon Island includes horse trails, a walking path, and a picturesque baseball field.  The ballfield sits within the heavily wooded property giving it a Pacific Northwest twist on the Field of Dreams.

Completed in 2005, this 15,000-square-foot design-build project with Mortenson Construction was funded by the Bureau of Indian Affairs, built on Tribal grounds, and serves as a community gathering space. CPM’s work was from conception through construction.

 

 

Mt. Tahoma High School, Tacoma School District

The 52-acre site for this school was a pasture before being purchased by the district.  The 278,000 square-foot building includes a swimming pool.  In addition, the site includes a large stadium with covered grandstand seating for both home and visitors and was specifically designed to host regional and state events.  CPM managed the project from soup to nuts under the direction of Pete Wall, Tacoma SD’s Capital Projects Manager.  Mt. Tahoma was the first of many projects in the district's bond and needed to be completed on a short schedule for the old site to be used as the swing school. CPM and a very talented A/E team, bid a separate site package. The site was mined to create the building pad. We bid the mill order for steel, delivered it to a fabricator, and the district contracted with the A/E team for shop drawings. When the main project was bid, we were able to erect steel within sixty days. This was a large, complex project that offered endless opportunities to learn new things. Design began in 2001 and the building was occupied for the first day of school in 2004, finishing on time and significantly under budget.

The Overlake School

The Overlake School

Work for Overlake included a new Performing Arts Building, a new Visual Arts Building, a new Gym, a synthetic in-filled sports field, a tennis facility, and many small projects. All projects included extensive permitting with King County, including wetlands, SEPA, CUPs, and traffic concurrency. When Brandy went sailing, she handed this client off to another owner’s rep, who has continued her work for the school.  Thanks Liz!

Mercer Island Community and Events Center

Owned by the City of Mercer Island, this 47,000 square-foot facility serves as a fitness center, senior center, regional meeting center, art venue, and the home for many of the City Parks and Recreation staff.  CPM was brought onto the project in 2004, just before it bid and provided construction administration services for the City.  It is a beautiful building that has stood the test of time and is a treasure on the Island.  Thanks Miller Hull!
